Gradient – 36DN
This 112,000-square-foot historic warehouse in the Tulsa Arts District was transformed into Gradient, formerly known as 36 Degrees North—one of the nation’s largest collaborative workspaces and business incubators.
The redevelopment integrates co-working and private offices, incubator and accelerator programs, and concierge connections to investors and capital providers, creating a comprehensive ecosystem for entrepreneurs and innovators.
The project team worked closely with the State Historic Preservation Office (SHPO) to preserve the building’s architectural significance while incorporating modern building systems and high-end finishes. The result is a space that honors Tulsa’s industrial heritage while positioning Gradient as a national model for collaborative work and entrepreneurial growth.
